Our family home
Casa Karma sits right on the beach in Playacar Phase 1, a gated neighborhood with 24/7 security on the south side of Playa del Carmen. The house faces east toward Cozumel, so the sun comes up over the Caribbean in front of the patio. If anyone in your group is up early, it is worth seeing at least once.
The covered terrace, pool, and beach are a few steps from each other. The people swimming, the people reading, and the people still at the breakfast table can be together without getting in each other’s way.
I’m Karla. Casa Karma is our family home. When we aren’t there ourselves, we share it with guests. I handle the bookings and questions myself. The restaurant and day-trip suggestions you get from me come from places our family actually goes.

The dining table seats all eight of you, and the doors behind it open to the pool and water. Cook the meal yourselves, or ask about arranging a private chef for the night at an extra cost.
Christmas
Every bedroom has its own bathroom, so a full house can get ready without a line. If your group wants a day trip, the Cozumel ferry is about an eight-minute walk along the beach. Ask about your preferred Christmas dates before planning travel.
There is a whole November–February season beyond the holiday weeks. A dedicated Zoom room and Wi-Fi make it possible to work a few mornings and head to the water in the afternoon. Ask about January, February, or dates between celebrations; availability is confirmed for each stay.
New Year’s Eve is unavailable for this holiday season. Other dates are subject to confirmation. Weather and beach conditions vary.

The location
From the house, it is about a ten-minute walk to 5th Avenue for dinner and shopping, and about eight minutes along the beach to the Cozumel ferry pier. Playacar Phase 1 is gated, with security around the clock.
The live beach camera lets you check the water from home before you book. Beach and swimming conditions vary.

Stays start at four nights. Some holiday periods require a longer stay; we will confirm the minimum, rate, fees, and cancellation terms for your exact dates before you pay.
Families stay here often. There are four private suites, a pool, and direct beach access in gated Playacar Phase 1, with 24/7 security. Children need appropriate supervision around the pool and beach; water conditions vary.
Yes. Tell us the meal you have in mind and any dietary needs, and we can arrange a private-chef quote before you arrive. Chef services cost extra.
One round-trip car transfer from Cancun Airport is included. Send your flight details before travel so pickup and return can be arranged.
No. Casa Karma is also on VRBO. Booking direct means you deal with the owner from the first message and can discuss the chef, groceries, and airport pickup while confirming your dates.
Yes, you can ask about dates throughout November–February. A booked holiday week does not mean that other dates in the month are booked. New Year’s Eve is unavailable this season. Sending an inquiry does not reserve or hold dates.
